Important Update & Community Feedback: Potential Alternative

Dear Protect Point Loma Members,


For months, our community has stood united to protect the unique character of Point Loma. Together, we have organized, raised awareness, and pushed back against the proposed high-density, four-story, 56-unit development at 1004 Rosecrans (at Rosecrans and Talbot) that threatens to bring severe traffic, parking congestion, and strain to our neighborhood.

An exciting opportunity has emerged to permanently resolve this conflict at 1004 Rosecrans. The current developer has expressed a willingness to step aside and sell the property. A respected, locally-based regional bank with deep roots in San Diego is interested in purchasing the site to build a low-impact, community-aligned neighborhood bank branch instead at 1004 Rosecrans.

To make this acquisition viable, the bank requires a baseline community commitment of $100 million in local deposits. This commitment includes an exclusive "Founders Program" offering participating community members premium deposit rates, waived account fees, and dedicated concierge relationship management.

PROTECT POINT LOMA UPDATE 1004 ROSECRANS

Greetings Point Loma Neighbors,

Hope all is well.

We wanted to provide another update for 1004 Rosecrans.


We have good news and bad news.

Bad news first. The buyer who had the property in escrow dropped out and the property is now out of escrow. She did not get enough investors ahead of the Friday 02/20/26 deadline to move forward with purchasing1004 Rosecrans.


On behalf of the Protect Point Loma group, we thank her for doing her utmost to make this happen.


Now for the Good News. There are several Point Loman developers who are interested in purchasing the property. We are actively supporting them to get the property sold and developed consistent with the Community's interest. 


We've also been contacted by interested investors that could build a supporting team to acquire the property. If you are interested in joining a team of investors, please let us know! It is crucial to purchase this property for the community before it gets unleashed to other potential developers that could possibly continue to build a monstrous project. We hope that there are a few of you in the community that can step up to the plate and invest in this beautiful historical landmark.  Please send us a message to connect you to the investment group or to acquire more information.

fundraising goal for legal fees ON PAUSE UNTIL FURTHER NOTIC

Protect Point Loma - Stopping 1004 Rosecrans with Lawsuit

Our organization is committed to stopping 1004 Rosecrans, however we need the help and support of community members like you to stop this project!  


We have hired the law firm of DeLano & DeLano, experts in land use and environmental law to help us in this effort. The estimated cost of this fight could be in excess of $200,000. Please consider a financial contribution today. 100% of all donations received will go directly towards our legal fees for 1004 Rosecrans specifically. 


For this first phase of our fight we will need at least $100,000 for pre litigation fees. We expect to incur additional fees once we move towards filing a lawsuit. It is crucial that we act quickly! We are confident that the attorney is developing a strategy that will be effective in putting a stop to this project, but not without continued strong support from this community! We expect to be able to share documents and additional information from the legal team related to their strategy in the coming days.

 State Charity Registration Number (CT0298575)   Protect Point Loma (PPL) must be a 501(c)4 -- meaning donations are not tax deductible -- because we must retain the capability to litigate, if required.  Tax deductible organizations cannot litigate under the conditions that apply here. We are a small team comprised entirely of Point Lomans in some way affected by the 1004 Rosecrans potential development.  We have retained a litigator; most of what we collect underwrites her time and effort.     We only ask people for their information to keep them apprised of the latest developments; we share it with no one else. Data minimization concepts are applied (no Sensitive Personal Information is collected/retained) and the ISP's cybersecurity meets California and NIST standards. We don't collect banking or other financial information. We take donations however we can get them -- out of necessity -- but prefer the use of electronic transfers (e.g., Venmo) for ease of use and as a cybersafe payment method and use a local bank branch. Financial records are kept in accordance with state and federal law and appropriate filings were  made.
